Anchor Loans Closes $58.5M for 279 Florida Build-to-Rent Homes

Thousand Oaks – October 19, 2026 -- Anchor Loans, a Pretium majority-owned private real estate lender, has closed $58.5 million in vertical construction financing for two build-to-rent communities in Deltona, Florida, adding 279 rental homes to the pipeline of repeat borrower Agador Spartacus Development.

Two adjacent loans split $30.2 million and $28.3 million

The larger loan, about $30.2 million, funds Magnolia Cottages at Deltona, a 153-home community. The remaining $28.3 million goes to Magnolia Villas at Deltona, a 126-home community on an adjacent parcel.

The combined projects will include cottages, duplexes and townhomes. Both are planned with dog parks and clubhouse amenities.

Deltona location targets Central Florida employment base

The communities sit between Orlando and Daytona Beach. They offer access to major Central Florida employment centers, including the nearby Howland Job Zone, which hosts healthcare, logistics and retail employers.

Agador adds a third and fourth Anchor-financed project

Agador is a Miami-based, vertically integrated real estate company with an established build-to-rent portfolio in Florida. Anchor previously financed Magnolia at Lake Hamilton, a $35.4 million multifamily deal in Winter Haven, and Lake Ella Estates, a $36.8 million financing for a 132-home build-to-rent community in Lady Lake.

Paul Stockamore, Chief Lending Officer at Anchor Loans, said "strong real estate credit starts with understanding both the asset and the sponsor." He cited Agador's track record, meaningful equity investment and Florida market experience, along with Anchor's history financing the sponsor, as the basis for structuring financing for both communities.

Samy Cohen, Principal at Agador Spartacus Development, said that having a lender able to execute on two communities at once makes a real difference to the business.
