New York – – November 03, 2026 -- Baseline, a loan management platform for private real estate lenders, has launched Baseline Servicing, an outsourced servicing offering priced from $30 per loan per month after a free trial that runs through December 31, 2026.
Servicing specialists work inside the lender's existing platform
Lenders continue to originate in Baseline, while the servicing team handles post-closing work in the same tools customers use to service their own loans. Nothing has to be migrated or exported, and lenders can watch the team's activity in real time. Each lender gets a dedicated servicing expert reachable by phone, email, or Slack.
Service scope covers payments, payoffs, tracking and reporting
The offering includes:
- Collecting, posting, and distributing payments, plus following up on late ones
- Live answers to borrower calls and questions
- Payoff requests prepared and delivered the same business day
- Monitoring of taxes, insurance coverage, foreclosures, and liens
- Reconciled monthly statements and reports
Capital partner requirements drive demand for third-party servicers
Most Baseline customers still service loans in-house. The company says some lenders want their teams focused on origination, while a growing number have capital partners that prefer or require an independent third-party servicer. CEO Shaye Wali said that requirement is becoming more common as the industry matures.
Wali said Baseline wants to become "a more complete solutions provider" for the industry rather than only a software company.
Licensed partner Petra performs the servicing
Baseline is not a licensed loan servicer. Servicing is provided by Petra Loan Servicing Corp, a South Carolina-based independent licensed third party (NMLS #2649059, CA DRE #02265074). The service is available only for business-purpose real estate loans, not consumer loans, and availability may vary by state.
Baseline Servicing is the first of three major announcements the company plans to make this quarter.
