NEW YORK – October 30, 2026 -- Bravo Property Trust, the direct lending affiliate of HUD lender Bravo Capital, is offering mezzanine loans of $500,000 to $20 million, with terms of up to 36 months, to owners and operators of skilled nursing, assisted living, multifamily and build-to-rent properties nationwide.
Interest-only mezzanine loans fill the gap between senior debt and sponsor equity
Each loan is secured by a pledge of the ownership interests in the property-owning entity rather than by a mortgage. It sits between the senior loan and the sponsor's equity, so owners can buy, recapitalize or reposition properties with less cash in the deal. Payments are interest only.
Bravo underwrites mezzanine and bridge loans in-house for a single closing
Bravo often underwrites the mezzanine loan together with its own bridge financing, giving borrowers one team, one set of diligence and one closing. Because both the senior and mezzanine pieces are underwritten in-house, the firm can quote and close them on one timeline.
Aaron Krawitz, Founder and CEO of Bravo Capital and Bravo Property Trust, said owners need lenders who can move quickly and "size the whole capital stack, not just the first mortgage."
Senior care operators use the capital to carry facilities toward permanent financing
Skilled nursing and assisted living operators often need extra capital to acquire a facility, fund improvements or carry the business plan until the property is ready for permanent financing. Bravo says it sees active demand for the product in the sectors it knows best.
Sponsors also use the loans to close acquisitions when senior proceeds fall short, to fund value-add plans while a property stabilizes, and to carry build-to-rent communities through lease-up.
Bravo Property Trust and Bravo Capital have together financed over $2.5 billion, including HUD, bridge, mezzanine and construction loans. Because Bravo Capital is a HUD lender, borrowers can plan the path from bridge and mezzanine financing to permanent or HUD financing with the same group.
