CINC Systems Launches Community Intelligence, Cites $1.13M in AI Savings

Duluth, Ga. – September 16, 2026 -- CINC Systems has unveiled Community Intelligence, a platform-wide AI standard the company says has already helped clients save more than 36,000 hours and $1.13 million in labor costs year to date across invoice, budget and board packet workflows.

Client research shows 79% want one connected platform, 45% prioritize context-aware AI

The announcement, made at CINC Up 2026 in Chicago last week, follows CINC's 2026 client survey in which 79% of respondents said they want a single connected platform rather than fragmented tools. When asked what they want from AI specifically, 45% selected context-aware intelligence, ranking it above any other AI approach tested.

Cephai engine has AI-coded nearly 500,000 invoices and touched $500 million in budgets

Cephai, CINC's AI engine, has AI-coded close to half a million invoices year to date and is currently supporting work on nearly 2,500 association budgets representing roughly $500 million in proposed spend. CINC said one client is approaching 100,000 AI actions across its communities, with several others logging tens of thousands.

RISE Association Management cuts budget drafting from 10 hours to one minute

At RISE Association Management Group, budget drafts that previously required five to 10 hours now take about one minute using CINC's Budget Skill. GUD Community Management, which processes roughly 15,000 invoices per quarter, has reduced per-invoice processing time from about 10 minutes to 30 seconds. DTA Community Management has cut board packet preparation from days to minutes, while Atlanta Community Services uses CINC's ACC Skill to help homeowners complete architectural requests before they reach management and board review.

CEO Ryan Davis frames context, not AI features, as the new competitive line

"AI is quickly becoming table stakes. Context is not," said Ryan Davis, CEO of CINC Systems. He argued the next phase of community management technology will be determined by platforms that understand the surrounding context of a task rather than those offering the most standalone AI agents.

CTO Duri Chitayat said the company's investment focused on rebuilding the underlying data, identity and permissions architecture so Cephai could operate natively across the platform rather than as a bolted-on feature.

CINC Connect expansion targets 3 million doors live by year-end

CINC also confirmed that its unified platform experience — combining CINC and CINC Connect under one login, navigation and search — will roll out to all clients by year-end at no additional cost. CINC Connect currently has more than 330,000 doors live, with the company committing to surpass 3 million doors by year-end, representing more than half of its total door base. CINC Up 2026 drew nearly 600 attendees along with a record number of banking and technology partners.

CINC said source-of-truth systems continue to govern financial records and calculations, with authorized staff retaining responsibility for review and approval decisions.
