Pool and elevator pits face groundwater and chloride exposure on Longboat Key
Longboat Key is a barrier island between Sarasota Bay to the east and the Gulf of Mexico to the west. The balconies, pool, amenity deck and elevator pits are all exposed to this marine environment.
The pool and elevator pits are the deepest concrete elements in the development. They also face high groundwater levels and chloride ions. Without protection, moisture infiltration driven by climate and hydrostatic pressure can lead to corrosion of embedded reinforcing steel and deterioration of the concrete over time.
Crystalline network reduces permeability under hydrostatic pressure
When exposed to moisture, the admixture's active ingredients react inside the concrete matrix. They form a non-soluble crystalline network throughout the pores and capillary tracts, which reduces permeability even under hydrostatic pressure.
