Orlando – – October 21, 2026 -- The Penetron System was specified in June 2026 to protect the below-grade concrete at Provident Place, a 100-unit affordable senior housing community in Pompano Beach, Florida, where rising groundwater salinity threatens foundations.
Crystalline admixture and swellable waterstop cover slab, walls and elevator pits
Supermix, the ready-mix concrete supplier, provided the waterproofing solution for the foundation slab, retaining walls and elevator pits. The specification combines PENETRON ADMIX SB, a crystalline waterproofing admixture, with PENEBAR, a swellable waterstop for concrete joints.
Once added to the mix, the active ingredients in PENETRON ADMIX form a non-soluble crystalline structure through the pores and capillary tracts of the concrete. According to the company, this seals microcracks, pores and capillaries against water penetration from any direction.
Saltwater intrusion in Broward County drives corrosion risk
Dale Williams, General Sales Manager at Penetron USA, said saltwater intrusion in Broward County, which includes Pompano Beach, raises groundwater salinity and can quickly corrode below-grade concrete structures.
The project targets water ingress, chloride exposure and corrosion risk, a growing design consideration for architects and builders working in coastal locations.
Two mid-rise buildings house 100 apartments for residents aged 62 and older
Miami-based architectural office Anillo, Toledo, Lopez designed the development. It comprises two mid-rise buildings with 100 elevator-accessible one- and two-bedroom rental apartments, plus a community room, fitness center, dog park and covered pavilion with grills.
Golden Acres revitalization targets 400 more units
Provident Place is the first stage of the revitalization of the Golden Acres neighborhood in Pompano Beach. Williams said plans already exist for a further 400 units, which would give Penetron more opportunities to demonstrate integral concrete waterproofing.
