Dallas – September 15, 2026 -- Provident Industrial has sold A20 Logistics Center, a 161,408-square-foot industrial building in Arlington, Texas, to an institutional buyer, closing out a project that leased half its space within one month of delivery.
Provident completed construction in January 2026, twelve months after breaking ground
The developer broke ground on the project in January 2025 in partnership with Humphreys Fund IV, managed by Humphreys Capital. Located at 4601 Dr. Martin Luther King Jr. Drive, just south of I-20 next to Arlington Municipal Airport, the site sits roughly 30 minutes from downtown Dallas, downtown Fort Worth, and DFW International Airport.
Fasteners, Inc. signed for half the building one month after delivery
Fasteners, Inc., doing business as Professional Contractor Supply, a tool and construction supply distributor, leased approximately half the building in February 2026. The facility offers 32-foot clear heights, 34 dock doors, a 130-foot truck court, ESFR sprinklers, and a triple freeport tax exemption.
Newmark brokered the sale as JLL handled leasing
Kurt Griffin and Nathan Orbin of JLL represented Provident on leasing, while Newmark Capital Markets brokered the sale to the institutional buyer. Chris Martin, SVP of Southwest Industrial Development & Acquisitions at Provident Industrial, said the one-month lease-up on a speculative building confirmed the site selection. "South Arlington doesn't get the attention the 360 corridor does, but the labor pool is right there and I-20 puts a tenant across the Metroplex in half an hour," Martin said.
