Rockport, Texas – September 11, 2026 -- Southerland Communities has acquired The Reserve at St. Charles Bay, a 130-acre waterfront residential community on Rockport's Lamar Peninsula, from McCombs Enterprises, which established the development in 2008.
120 homes already stand on the bayfront property, with half the acreage still open for development
The community sits adjacent to Goose Island State Park and includes a 500-foot fishing pier, a resort-style pool, protected wetlands and more than two miles of waterfront boardwalks. Every home in the community is waterfront, and most include backyard docks providing direct access to the Aransas Bay system.
Southerland plans additional canals, waterfront homesites and amenities on the remaining acreage
The Texas-based, family-owned developer intends to expand the property's canal network and add new waterfront homesites as part of its investment plan, according to the company.
Company leadership frames the deal as a personal and generational commitment to the Texas coast
"The Reserve is an extraordinary community in an exceptional coastal setting," said Jay Patterson, President of Southerland Communities, adding that the firm intends to build on the legacy established by McCombs Enterprises. Patterson and co-leader Dan Mullins both grew up along the Texas coast and currently own property in the region.
Harry Adams, Managing Director of McCombs Enterprises, said the sale transfers stewardship to a comparable family-owned Texas company positioned to carry the development forward for future generations.
