Fountain Valley, Calif. – October 06, 2026 -- Sunshine Retirement Living has closed the sale of Park View Estates, a 150-unit assisted living and memory care community in Fountain Valley, California, with the transaction completed on October 1, 2026.
Sunshine developed the community from entitlement through operations before the sale
Sunshine led design, construction, staffing and day-to-day management of the property at 11360 Warner Avenue, which welcomed its first resident on February 1, 2021. The company's involvement spanned the full lifecycle of the asset, from ground-up development to ongoing operations.
State reviews gave the community Perfect and Deficiency Free designations in consecutive years
Park View Estates received a "Perfect State Survey" designation in 2024 and a "Deficiency Free" designation in 2025 through state regulatory reviews. The community maintained these ratings despite operating conditions described by Sunshine as challenging for senior living operators in California.
Memory care programming centered on a Montessori-based model called Hope Blooms
The community's memory care unit applied person-centered principles through life skills stations, music and sensory activities designed to engage residents with their past experiences and abilities. The assisted living side combined Spanish Colonial Revival architecture, chef-prepared dining and fitness and social programming.
"When we began Park View Estates, our vision was to create a place where residents would feel at home and families would feel supported," said Luis Serrano, CEO of Sunshine Retirement Living. "We are proud of what they accomplished through some challenging years for senior living, and of the strong foundation they built for the community's next chapter."
