Boston – September 12, 2026 -- Wood Partners has broken ground on Alta Thoreau, a 237-unit multifamily community in Concord, Massachusetts, roughly 20 miles northwest of Boston, with completion targeted for February 2028.
Wood Partners builds its first Passive House community in Massachusetts
The development at 265 and 269 Forest Ridge Road will comprise two five-story residential buildings offering one-, two- and three-bedroom homes. Alta Thoreau marks Wood Partners' first project in Massachusetts built to the Passive House standard, targeting ultra-low energy use, and will run entirely on electric power. The site will also incorporate porous pavement as a sustainable alternative to traditional paving.
A quarter of units set aside as affordable housing
Wood Partners will designate 25% of Alta Thoreau's 237 units as affordable housing. The community's design draws on a Modern Agrarian interior concept and contemporary exterior architecture intended to reflect the town's wooded landscape.
Amenity package targets remote workers and wellness-focused renters
Planned indoor amenities include Pilates and yoga studios, a golf simulator with tavern lounge, and a work-from-home library. Outdoor features will include a pool, fire pits, a pet spa, a dog park, and both active and passive courtyards.
Project extends Wood Partners' Massachusetts footprint to nine developments
Alta Thoreau adds to Wood Partners' existing portfolio of eight projects across Massachusetts. "Concord's identity has always been rooted in a strong connection between people, place and landscape," said Jim Lambert, Managing Director at Wood Partners, adding that the project combines modern design with respect for the site's natural setting.
