S2 Capital Restructures $1.2B Loans Across 26 Multifamily Assets

Dallas – October 13, 2026 -- S2 Capital has completed loan modifications and refinancings on 26 multifamily assets carrying about $1.2 billion in loan balance, covering 8,223 units across seven markets.

S2 Capital ends foreclosure proceedings on 12 of 26 communities

Twelve of the 26 communities were subject to foreclosure proceedings. Those proceedings have been terminated in connection with the modifications.

The transactions extend maturity dates, revise pricing, and resolve existing defaults and near-term maturities. The Dallas-based investment manager said the changes let it concentrate on operating performance across the portfolio. The transactions were funded in connection with the initial closing of S2's continuation vehicle.

North Dallas 531-unit loan extended to July 2031 after principal paydown

One of the transactions modifies the loan on a 531-unit community in North Dallas. The modification waives existing defaults, including a maturity default, and terminates a pending foreclosure posting. It extends the stated maturity date to July 2031, subject to earlier repayment.

The lender agreed to the terms in consideration of a principal paydown and payment of accrued amounts. The parties also agreed to dismiss related litigation involving the guarantor.

CEO Scott Everett attributes sector stress to supply, not demand

Scott Everett, CEO of S2 Capital, said the work took six months and involved extensive effort from lenders and the S2 team. He attributed multifamily pressure in this cycle mainly to a historically high level of new supply rather than weaker renter demand. He said new deliveries in S2's markets are beginning to decline.

Everett said the modifications give the assets a capital structure better suited to the company's anticipated recovery timeline. S2 will now focus on occupancy, resident experience, and disciplined operations.
