Whites Creek, Tennessee – September 13, 2026 -- Brennan Investment Group has commenced construction on a 210,000 square-foot, Class A speculative industrial facility on 17 acres in Whites Creek, Tennessee, with completion targeted for the second quarter of 2027.
Site sits eight miles from downtown Nashville with direct interstate access
The property is located less than a half-mile from the Interstate 24 interchange at Old Hickory Boulevard, giving future occupiers access to Nashville's three major interstates. Andrew Mazey, Brennan's Senior Vice President for the Nashville and Atlanta regions, said the location will draw last-mile and regional distribution users, and sits a 30-minute drive from Clarksville, Tennessee, a fast-growing manufacturing market.
Rear-load design allows demising from 27,000 to 210,000 square feet
Brennan designed the building with a 260-foot depth to accommodate up to five tenants. Specifications include 32-foot clear height, an ESFR sprinkler system, concrete tilt-wall construction, and ample trailer and employee parking.
Kevin Brennan cites no comparable Class A space within seven miles
Kevin Brennan, Co-Founder and Chief Investment Officer, said no Class A industrial options in the project's size range are currently available within seven miles, calling the site one of the last remaining industrial development parcels in Davidson County amid Nashville's high barriers to entry.
Project marks Brennan's ninth Nashville investment since 2021
Michael Brennan, Chairman and Managing Principal, said the development brings the firm's local portfolio to 1.5 million square feet and fits its strategy of building multi-tenant assets in land-constrained, high-growth submarkets. He said Brennan intends to allocate additional capital to the Nashville region.
