Brightray Signs Framework for 40MW Modular AI Data Center in Macao

Singapore – September 25, 2026 -- Brightray Veridian Pte. Ltd., a wholly owned subsidiary of Brightray Science Inc., has signed a Prefabricated Module Sales Framework Agreement with a Macao-based developer for a planned 40MW artificial intelligence data center in Coloane, Macao, with delivery targeted for the third quarter of 2027.

Framework agreement covers 40MW AI data center at Coloane site

The agreement, dated September 25, 2026, involves a customer developing an AI data center project at Rua das Albizias Nos 71-93, Rua Marginal da Concordia, Coloane, Macau. Under current design, the campus will use Brightray's FPD fully prefabricated steel-structure technology across a planned five-storey building, constrained by municipal height requirements. The site spans approximately 9,000 square meters and is designed to meet Tier III standards with an average PUE below 1.35 at full IT load.

Deal remains non-binding pending tenant lease and 2027 deadline

The Framework Agreement creates no obligation to purchase or supply modules, and pricing terms are provisional. A definitive sales contract will only be negotiated after Brightray Veridian secures a tenant for the project and the customer signs a binding lease with that tenant. If this condition is not met by September 30, 2027, the agreement terminates automatically.

Factory prefabrication exceeds 90%, cutting on-site construction time

Brightray's FPD technology achieves a factory prefabrication rate above 90%, with interior fit-out, mechanical and electrical installation, and cable and piping integration completed off-site. On-site work is limited mainly to lifting, assembly, connection and system commissioning, which the company says delivers construction efficiency gains of more than 30% compared with data centers of the same class. The design supports IT equipment ranging from 10kW to 500kW per rack, phased rack deployment, and flexible cooling configurations including fully air-cooled, fully liquid-cooled and hybrid setups.
