Los Angeles – September 25, 2026 -- Six families displaced by the January 2025 Eaton Fire moved into rebuilt homes in Altadena's La Viña neighborhood this September, just six months after Brookfield Residential broke ground on the project on March 12, 2026.
The pace stands in sharp contrast to the broader rebuilding effort in the fire zone. According to CBS News, only about 1% of Altadena homes have been rebuilt in the 18 months since the Eaton and Palisades fires destroyed more than 16,000 structures. The L.A. County Recovers dashboard reported 100 Altadena homes fully rebuilt and 2,981 building permits issued as of July 7, 2026.
Coordinated group rebuild cuts costs across 52 destroyed homes
La Viña, a gated community of 272 homes originally developed by Brookfield Residential between 1997 and 2003, lost 52 homes in the fire. By grouping the six rebuilds and using turnkey designs matched to each homesite, the homeowners shared planning and construction efficiencies that Brookfield says reduced costs and simplified approvals compared with pursuing individual rebuilds.
Richard and Julie Kang, who had lived in La Viña since November 2021, received keys to their rebuilt home on September 21, 2026. Kang said the family expected completion closer to 2027 but instead moved through permitting, architecture and HOA reviews with what he called an "amazing" pace, crediting Brookfield with delivering both speed and quality.
County plan-check times drop from months to weeks
Brookfield Residential CEO Adrian Foley said cooperation with Los Angeles County on plan checks helped complete all six homes on or under budget. Foley said the use of pre-approved plans has cut initial plan-check timelines from four to six months down to 45 to 60 days.
Builder expands turnkey rebuilds into Pacific Palisades
Brookfield Residential has contracted to rebuild six homes in Pacific Palisades, expected for completion in June or July 2027, with additional pre-development agreements in both Palisades and Altadena. Outside La Viña, Brookfield's Altadena rebuild pricing ranges from $610,800 to $706,300 for homes between 1,563 and 2,136 square feet. Pacific Palisades pricing ranges from $847,700 to $1,271,081 for homes between 1,795 and 3,574 square feet.
Tech portal and wildfire codes anchor Builders Alliance model
Foley co-founded the Builders Alliance, a nonprofit coalition of homebuilders that operates a digital portal letting property owners enter an address to view pre-approved home designs filtered by lot size, zoning and price. Brookfield has uploaded dozens of designs covering both Altadena and Pacific Palisades to the platform. The rebuilt homes meet the Insurance Institute for Business & Home Safety's Enhanced wildfire standard, designed to resist wind-driven embers, radiant heat and direct flames.
