Galvanize Enters California With 300,000-Sq-Ft Milpitas Industrial Buy

New York – September 19, 2026 -- Galvanize Real Estate has acquired a four-property, 300,000-square-foot industrial portfolio in Milpitas, California, marking the sustainable real estate strategy's first entry into the state and expanding its nationwide footprint to 3.5 million square feet.

Acquisition targets East Bay's Interstate 880 corridor near advanced manufacturing hubs

The Milpitas Portfolio sits in an infill submarket along the I-880 East Bay corridor, an area Galvanize Real Estate (GRE) executives cite for its proximity to fast-growing advanced manufacturing, skilled labor availability, transportation access, and limited new industrial supply. Nadine Anderson, Managing Director of Acquisitions at GRE, said the four assets will be upgraded to become higher-performing and higher-power to attract tenants.

Solar and battery upgrades expected to cut 279 metric tons of annual emissions

GRE's business plan for the properties includes installing behind-the-meter solar generation, battery storage, and electric vehicle charging infrastructure. The planned solar installations are projected to generate more than 1,000 MWh of clean energy annually, marking GRE's first behind-the-meter renewable energy deployment. The firm expects the upgrades to reduce the portfolio's annual operational carbon emissions by approximately 279 metric tons, with cumulative 30-year emissions avoidance equivalent to burning 2,433,795 pounds of coal.

California entry builds on GRE's existing East Coast and Midwest presence

Joseph Sumberg, Managing Partner and Head of Galvanize Real Estate, said California has long been a target market given its decarbonization potential and real estate fundamentals. He added that as advanced manufacturing expands and energy costs rise, the planned initiatives are expected to benefit the local grid and draw tenants seeking reliable energy and price certainty.

Nicolette Jaze, Head of Sustainability at GRE, said the firm intends to build on California's climate policy framework through operational improvements aimed at strengthening the assets for the long term.
