Lennar Breaks Ground on 1,000-Home Foundry Project in Downtown Las Vegas

Las Vegas – October 15, 2026 -- Lennar has broken ground on The Foundry, a gated community of more than 1,000 townhomes and single-family detached homes priced from the $300,000s on roughly 70 acres in downtown Las Vegas. Vertical construction is expected to begin in October 2027.

Lennar redevelops former Cashman Center and Grant Sawyer Building sites

The project spans approximately 70 acres across the former Grant Sawyer Building and Cashman Center sites near Las Vegas Boulevard and East Washington Avenue. It is being advanced through a public-private partnership among the City of Las Vegas, the State of Nevada and Lennar. The partners aim to convert underutilized downtown properties into housing for first-time buyers, young families and others seeking to own a home.

Nevada says relocating Grant Sawyer staff saved the state $207 million

Gov. Joe Lombardo said moving state employees out of the aging Grant Sawyer Building saved the state $207 million and freed the site for about 1,000 new homes. He said his administration will keep working with local governments and private-sector partners to reduce development barriers and increase housing supply.

Las Vegas Mayor Shelley Berkley said housing is a top city priority and named hospitality workers, teachers and first responders as the target buyers. Lennar Las Vegas Division President Joy Broddle described the project as an expansion of homeownership opportunities in downtown.

Entry pricing starts in the $300,000s with base-price features included

The Foundry will offer townhomes and single-family detached homes with modern designs and open floorplans. Every home will include Lennar's Everything's Included® program, which builds popular features and finishes into the base price.

Planned amenities include pools, a dog park and amphitheater-style seating

Planned amenities include swimming pools, outdoor barbecue kitchens, picnic areas, walking paths, shade structures, a dog park, a fitness course, a multi-use play field and a children's play area. The community also features amphitheater-style seating for outdoor events.

The site sits within a downtown Las Vegas redevelopment district, adjacent to Old Las Vegas Mormon Fort State Historic Park and the Las Vegas Natural History Museum. It offers access to downtown employment centers, dining and entertainment.
