Dallas – October 01, 2026 -- Icon Global has relisted the 77,721-acre Turkey Track Ranch in the Texas Panhandle for $180 million, including a 25% mineral stake, following recovery from the largest wildfire in recorded Texas history.
Smokehouse Creek Fire forced the ranch off market in February 2024
The February 2024 Smokehouse Creek Fire burned approximately 46,000 acres, or 60% of the property's range land, as part of a blaze that scorched over one million acres across the region and into western Oklahoma. The fire killed thousands of head of livestock, caused two human fatalities and destroyed roughly 500 buildings after a fallen utility pole adjacent to the ranch boundary brought down live power lines. The sellers, who were in active sale negotiations at the time, withdrew the listing to allow the land time to recover.
Owners rebuilt 65 miles of fencing before resuming the sale
Native vegetation, pastures and wildlife have regrown, and the cattle operation is again fully operational. Approximately 65 miles of new fencing have been installed, and the managers of the ownership shareholders recently voted to resume public marketing.
Water resources span 26 miles of Canadian River frontage
The property includes eight major creek basins, natural springs and the Ogallala Aquifer beneath the land. It is served by 64 water wells for livestock and wildlife and five irrigation pivots covering 838 acres. The ranch spans Caprock country to the Canadian River, encompassing high mesas, open range, sheltered draws and river bottoms.
Family conservation work dates to the 1950s drought
The Coble and Whittenburg families began building earthen dams during the 1950s drought to slow runoff and protect soil, work that continued over subsequent decades. In 2016, Turkey Track was named a regional honoree of the Environmental Stewardship Award Program for its land and water management.
Ranch carries century-old brand and Adobe Walls battle sites
The property's brand dates to 1878, and W. T. Coble acquired the original headquarters in 1916, marking over a century of continuous family ownership. The ranch also encompasses the Adobe Walls battle sites of 1864 and 1874.
Icon Global founder Bernard Uechtritz said available legacy ranches of this scale, production, recreation and history are increasingly scarce across the American West, describing the nearly 80,000-acre holding under one fence as a rare offering meant to be held "with the next hundred years in mind."
