Austin, Texas – September 11, 2026 -- Smartwebs, an all-in-one HOA management and accounting software platform, and SmartProperty, a provider of Reserve Study Intelligence, have announced a strategic partnership connecting day-to-day community accounting with long-term capital planning data.

Partnership merges operational accounting with reserve study data

The deal links Smartwebs' community management and accounting technology with SmartProperty's Living Reserve Study and Reserve Study Intelligence platform. Historically, association boards and HOA management companies tracked current finances through separate systems from those used to forecast long-term reserve and capital needs. The partnership aims to give boards a single, connected view of current financial activity against future reserve requirements.

Two AI engines, SAMi and Atlas, will operate across the combined platform

Smartwebs recently launched SAMi, an AI system built into its platform to automate community management tasks and surface efficiencies from existing data. SmartProperty has developed SmartProperty Atlas, a reserve study intelligence engine that uses proprietary modeling and reserve data to project replacement costs and long-term asset needs. Robert Holte, Vice President of Smartwebs, said SAMi and Atlas address different sides of the same industry challenge, with SAMi optimizing present-day operations and Atlas informing future capital planning.

SmartProperty positions itself as the system of record for reserve data
